The Greens at Wescott Ridge Condominium Association, Inc. is a non-stock corporation, the members of which are all owners of units within the Greens property. It's primary function is to govern and maintain the parts of the Greens property that are intended to serve and benefit all residents, owners, and tenants.
The Condominium Association is responsible for the maintenance, repair, and replacement of all the "Common Elements" (including structural replacement of "Limited Common Elements") as defined in the Declaration, whether located inside or outside of the Units. Essentially "Common Elements" are all parts of the Greens property other than the Units (Garage spaces are considered part of the Unit). "Limited Common Elements" are such things as shutters, awnings, doors, window boxes, driveways, doorsteps, porches, and other apparatus designed to serve a single Unit, but located outside the boundaries of the Unit.
